At Central Property Management, we use a leading property management system powered by AI that monitors rent payments in real time. This system automatically notifies tenants immediately if a payment is missed, allowing us to take proactive action before arrears escalate.
If rent arrears continue, we will engage directly with the tenants to discuss possible solutions. Should the issue remain unresolved, and upon your instruction, we will proceed to apply to the Tenancy Tribunal for a possession order of the property.

Accounts are disbursed twice monthly.
Rent statements are emailed on the day of payment.
Payments are transferred to your bank account by electronic funds transfer (EFT)
Under the Residential Tenancies Act, all rental properties must be provided in a clean and tidy condition at the start of the tenancy.
Special attention should be given to:
Kitchens and bathrooms – thoroughly cleaned
Windows and light fittings – free from dirt and cobwebs
Gardens – weeded, with trees and shrubs pruned
Lawns – freshly mown
These details are recorded in the Entry Inspection Report.
At the end of the tenancy, tenants are required to return the property in a reasonably clean and tidy condition, allowing for fair wear and tear. To assist them, we provide a comprehensive Cleaning Checklist outlining our expectations and helping ensure the property is left in an acceptable condition.
Please supply three full sets of keys:
One for each tenant (usually two adults)
One set for our office
This ensures we can access the property for scheduled inspections or urgent maintenance if tenants are unavailable.
The time needed to lease your property depends on market conditions.
Once your property meets presentation standards, we begin marketing immediately.
Unlike many other agencies, Central Property Management is solely focused on property management, which enables us to secure qualified tenants quickly and efficiently.
When your property is vacant, we conduct open homes and private viewings by appointment.
For new tenants, we complete an initial inspection after one month of occupancy. Following this, routine inspections are carried out approximately every 13 weeks.
Once tenants have moved out, a detailed Exit Inspection is completed. Any necessary cleaning or repairs are deducted from the rental bond held with Tenancy Services.
Yes. All properties require ongoing maintenance and occasional repairs due to fair wear and tear.
If repairs are required, we will contact you for authorisation.
However, if a repair is urgent or poses a risk to health or property, we will act immediately in compliance with the Residential Tenancies Act and inform you afterwards.
In most cases, standard home insurance policies do not provide adequate coverage for tenanted properties.
You should confirm with your insurer whether your policy includes landlord protection.
Central Property Management will manage all mediation processes on your behalf.
We will attempt to resolve any disputes directly with tenants and, if necessary, represent you at the Tenancy Tribunal.
You will be kept informed at every stage of the process.
Landlords and Central Property Management are entitled to access the property, provided the tenant receives the required written notice.
Routine inspections are scheduled every 13 weeks. We recommend maintaining this frequency to detect and address any maintenance issues early.
