Preparing for a Routine Property Inspection
 
Routine property inspections help the property manager ensure the property is well-maintained and identify any repair needs early. These inspections are standard practice and are not meant to invade your privacy - they focus on the condition of the property. Here’s how you can prepare for a smooth inspection.
 
 
1. Before the Inspection Day
 
 
Clean and Tidy the Property
 
  • General cleanliness: Ensure all rooms are clean and reasonably tidy, including floors and surfaces.
  • Kitchens: Wipe down the benchtops, clean sink; stovetop; oven; rangehood filters; fridges; and empty dishwasher filters.
  • Bathrooms: Remove mould or mildew, clean toilets, showers, shower drains, mirrors, and basins.
  • Garden/Outdoor areas (if applicable): Mow the lawn, remove weeds, and tidy gardens or patios.

 

Ensure Access to All Areas
 
  • Leave all rooms unlocked and security alarms off.
  • Provide access to garages, sheds, or outdoor areas.
  • Make sure nothing blocks entry to the water meter, fuse box, or smoke alarms.

 

2. If You Have Pets
 
  • Secure pets safely or ensure they are not present during the inspection if required.
  • Clean up any pet-related mess or odours beforehand.

 

3. Furniture & Fixtures
 
  • You don’t need to move large furniture, but avoid covering walls or windows completely - the property manager may want to check for damage like mould, cracks, or leaks.

 

4. Safety Checks
 
  • Make sure smoke alarms are not tampered with or removed.
  • If you’ve noticed any safety issues (e.g. faulty wiring), add these as a Job in your Tenant Portal prior to the inspection.

 

5. On the Day of Inspection

 

  • You don’t have to be present, but you’re welcome to stay if you wish.
  • Leave curtains/ blinds open.
  • Remove pots/ pans from stove tops.
  • The property manager will usually be in and out within 30 minutes.
  • The property manager cannot guarantee a specific time for your inspection, as they typically inspect multiple properties throughout the day.

 

6. After the Inspection

 

  • You may receive feedback if an issue is noted.
  • We will contact you if repairs or follow-ups are needed.
